A Story About Home Building in New South Wales

Recently I was the architect for two family homes. One was a new home in rural New South Wales. The other was a renovation and upgrade of a terrace house in Sydney.

Both projects were tendered by builders at approximately twice the owners budgets and architect's estimates.

Both owners chose to become owner builders and extended my engagement to manage the work. An engagement I accepted with some reluctance, to help them achieve their objectives.

All work (excluding the acquisition of fittings) was quantified,  tendered and executed by sub-contractors.

The owners and I had complete knowledge about and control over, expenditure. And in both projects, sub-contractors stated their pleasure in being paid for their work as contracted.

Both projects were completed within budget (1/2 of what the builders quoted). One was completed marginally late due to the unreliability of one or two sub-contractors.

It is not hard to see the lesson in this story.
